Booking Conditions

1. When you make a booking we will require full names / address of all persons using the property.

For security and insurance reasons, these will be the only persons entitled to make use of, or, enter the property.

1a. If you wish to invite a small number of occasional / day visitors we would not normally object>>> but you must inform us in advance.

1b. If you wish to invite an occasional extra overnight guest it is essential that this be arranged in advance and you must have our prior written agreement and pay the appropriate supplement in advance. (For 1 night ~ £15.00 per extra adult / £10.00 per extra child.)

2. It takes time for us to carefully prepare your holiday property. *** Please do not arrive until after 3.00pm.

3. Please vacate on day of departure by 10.00 am.

4. Smoking is not permitted inside any of the properties.

5. All bed and cot linen is provided and a good supply of towels and tea towels but please bring your own towels for the beach or swimming pool.

6. Damages and breakages...our insurers have set the excess at £150.00 so unfortunately we must ask that all breakages or damages are paid for.

7. Dogs... up to two small well-behaved dogs are welcome at a charge of £15.00 per dog.

(Dogs must not be left unattended or allowed to go upstairs / into the bedrooms.)

8. The use of our property is limited for holiday purposes only and subject to the charges, terms and dates on your confirmation letter.

9. Whilst we will always try to respect your privacy, it may be necessary to gain access the property for maintenance / gardens.

Cancellations...we regret that no refunds can be made for what ever reason unless we are able to re let the house. However, it is possible to insure against most unforeseen reasons to cancel (Such as unforeseen illness) and we strongly advise you to complete the insurance form which will be sent to you when you when we confirm your booking. (Approx. cost for 2 parents and their children under 18 years is £25.00)

10. In the event that unforeseen circumstances force us to cancel your booking, our liability is strictly limited to the cost of our rental charges.
